Final pricing may vary based on actual measurements, lot size, slope, soil conditions, rock or roots found below grade, material costs, access for equipment, disposal of debris, and the final scope of work.
Quotes are valid for 30 days from the date of issue unless otherwise stated in writing.
We reserve the right to revise a quote if the scope changes, site conditions differ from what was described, additional work is requested, or material or disposal costs change.
Scheduling, weather, and recurring service
Service dates and arrival windows are scheduled based on availability and route requirements.
Landscaping and lawn work depends on the weather. Rain, saturated ground, drought, extreme heat, freezing conditions, and storms can delay work, and some tasks such as seeding, sod, planting, and fertilizer or weed control applications are only done when conditions suit them. Where weather affects a scheduled visit, we will make reasonable efforts to contact you and reschedule.
We make reasonable efforts to arrive within the scheduled window. However, delays may occur due to traffic, weather, previous jobs, material supplier delays, access issues, or other circumstances beyond our reasonable control.
Recurring services, such as mowing and property maintenance plans, continue on the agreed schedule until you or we cancel them. Visit frequency may be adjusted with the season and with grass growth. The visit schedule, per-visit price, and notice required to pause or end a recurring plan are set out in your quote or service agreement.
Customer responsibilities
You are responsible for:
Providing accurate contact information;
Providing accurate service location information;
Describing the project and the property as accurately as possible;
Disclosing known hazards, such as wasp or hornet nests, dead or leaning trees, unstable ground, sinkholes, septic systems, wells, or areas prone to flooding;
Telling us about any buried private lines or equipment on the property, as described in the underground utilities section below;
Ensuring we have safe and reasonable access to the work area, including gate access and room for equipment and material deliveries where the job requires them;
Removing vehicles, toys, hoses, furniture, decorations, and other items from the lawn and work area before the crew arrives;
Keeping pets and children away from the work area and away from any treated area for the time the product label requires;
Watering new plantings, sod, and seed after installation, as described in the plants, sod, seed, and lawn treatments section below;
Obtaining any required HOA, landlord, or property manager approval, and any permits where applicable.
If the site is not ready, unsafe, inaccessible, or materially different from what was described, we may reschedule the work, revise the quote, or apply additional charges.
Underground utilities and buried lines
Many landscaping jobs involve digging, including planting, hardscaping, drainage, irrigation, landscape lighting, fence and post work, and stump grinding.
Before digging where the work requires it, a utility locate is requested through NC 811, North Carolina's free one-call service, so that participating utility owners can mark their public lines. Digging may not start until the locate period has passed and the lines are marked.
NC 811 does not mark private lines. Private lines include irrigation lines and heads, landscape lighting wiring, invisible pet fence wire, septic tanks and drain fields, private water lines, gas or electric lines to detached garages, sheds, pools, or hot tubs, and other lines installed by a previous owner or contractor. You are responsible for telling us where any private lines are, marking them where you can, or arranging a private locate.
We are not responsible for damage to private lines, systems, or equipment that were not marked or disclosed to us before the work began. If unmarked lines or buried debris, rock, or concrete are found during the work, we may pause, revise the scope, or revise the price.
Property lines, trees, and approvals
You are responsible for confirming property lines and for confirming that you own, or have permission to work on, every tree, shrub, fence line, and area of ground included in the job. We do not survey property. Where a tree, hedge, or work area sits on or near a boundary, you are responsible for any agreement needed with the neighbor before the work starts.
Some work may need a permit, HOA approval, or approval from a landlord or property manager, such as tree removal in certain areas, retaining walls, grading that changes drainage, or work in a right of way or near protected areas. Unless your quote says we will obtain a specific permit, you are responsible for obtaining the approvals and permits the work requires.
Drainage work will not be designed to direct water onto a neighboring property. The discharge point is agreed with you before installation.
Tree work, stumps, and overhead lines
Tree removal, trimming, and pruning carry risks that depend on the tree's condition, lean, size, and position. Internal decay, hidden cracks, embedded metal, and root damage are not always visible before the work begins and may change how a tree is taken down, how long the job takes, or the price.
We do not trim or remove trees or limbs that are touching or close to energized overhead power lines. That work must be arranged with the electric utility, and we may reschedule or reduce the scope of a job until the utility has made the area safe.
Stump grinding removes the stump below the surface to the depth stated in your quote. Roots beyond the grinding area stay in the ground and break down over time. Unless your quote says otherwise, the hole is backfilled with the grindings, which settle as they decompose, and topsoil, grading, and seeding of the area are not included.
Wood, logs, and branches from tree work are removed or left on site as stated in your quote.
Plants, sod, seed, and lawn treatments
Plants, trees, shrubs, sod, and seed are living materials. How well they establish depends on watering, weather, soil, sun and shade, pests, disease, and care after installation, much of which is outside our control once the work is complete.
After installation, you are responsible for watering new plantings, sod, and seed as instructed, including during heat and dry spells, and for following any local watering restrictions. Any replacement commitment for plants, sod, or seed is set out in your written quote or service agreement and does not apply where the loss is caused by lack of watering, overwatering, drought, storms, freezing weather, animals, foot traffic, or other conditions outside our control.
Grass seed germination and coverage vary with the season, the weather, and the grass type, and thin areas may need a second seeding.
Fertilizer, weed control, and other lawn treatments are applied following the product label. Results develop over weeks rather than days, rain soon after an application can affect results, and some weeds need more than one treatment. Before any treatment, tell us about pets, children's play areas, vegetable gardens, wells, ponds, beehives, or sensitive plants near the area. Keep people and pets off treated areas until the product has dried or for the time the label requires.
Property access and condition
Landscaping work often means moving people, equipment, and materials across lawns, driveways, walkways, and gates.
We take reasonable care during the work. You should tell us in advance about soft or wet ground, septic areas, delicate walkways or driveways, low branches, narrow gates, sprinkler heads, and anything else on the route that needs care, so the crew can plan around it.
Equipment such as mowers, aerators, stump grinders, compact loaders, and delivery trucks can leave tracks, ruts, or compressed turf, especially on soft or wet ground. Material deliveries, such as mulch, soil, and stone, can mark driveways. We make reasonable efforts to limit this, but we are not responsible for minor turf marks or ruts that recover with time, or for damage caused by conditions that were not disclosed.
We are not responsible for pre-existing damage, or for damage to items left in the work area after you were asked to clear it.
Payment terms
Payment terms are confirmed at the time of booking and may also be stated in your quote, invoice, or written communication.
Final payment is due on completion of the work unless otherwise agreed in writing. Recurring services are billed as set out in your service agreement.
For installation, hardscaping, drainage, tree removal, and other larger jobs, a deposit may be required to hold the date or to purchase materials such as plants, sod, stone, or pavers.
Accepted payment methods are confirmed when you book. Late payments may result in additional fees, collection costs, interest, or suspension of future services, where permitted by law.
Cancellations and rescheduling
Cancellations or rescheduling requests should be made at least 48 hours before the scheduled start.
Where a deposit was taken, it may be non-refundable if cancellation occurs after scheduling commitments have been made, crew or equipment has been committed, materials have been ordered, or work has commenced. Plants, sod, and custom-cut materials often cannot be returned once ordered.
We may reschedule or cancel service due to weather, ground conditions, unsafe conditions, illness, equipment issues, material delays, access issues, emergencies, or circumstances beyond our reasonable control.

Photographs and illustrations on this website are used to show the type of work described on each page. They are illustrative and are not presented as a record of any specific completed job, customer, property, or result.
We do not present images as before-and-after evidence of a particular job unless the page says so directly.

Service commitments

We do not make guarantees about outcomes that depend on weather, on care after installation, or on third parties, including material suppliers, manufacturers, utilities, and permitting offices.
Results and limitations
We make reasonable efforts to provide careful, complete landscaping and lawn care service. However, results may vary based on soil, grade, drainage, sun and shade, weather, and the scope agreed.
Drainage work reduces standing water and moves water away from problem areas, but no drainage system can guarantee a dry yard in every storm. Very heavy rain, clogged downspouts, or changes made by others can exceed what a system was designed to handle.
Natural stone, pavers, and other hardscape materials vary in color and texture from sample to sample. Minor settling, joint sand loss, and surface efflorescence can occur with time and weather. Retaining walls above the height where an engineer's design or a permit is required are quoted separately.
Irrigation repairs address the problems found and agreed on. Older systems may have other worn parts or leaks that only appear once the system is running again. Backflow testing required by your water provider is arranged separately unless your quote includes it.
Landscape lighting that needs a new outdoor outlet or any line-voltage electrical work requires a licensed electrician, and that work is not part of our quote unless it says so.
We are not responsible for limitations caused by pre-existing conditions, hidden defects, structural issues, contamination, or unsuitable site conditions.
Liability
To the maximum extent permitted by law, Hope Valley Landscapers and our operating company are not liable for indirect, incidental, special, consequential, punitive, or loss-of-profit damages arising from the website, quotes, scheduling, communications, or services.
We are not responsible for pre-existing conditions, hidden defects, private underground lines or systems not marked or disclosed, structural issues, contamination, or damage resulting from circumstances beyond our reasonable control.
We are not responsible for the loss of plants, sod, or seed caused by conditions described in the plants, sod, seed, and lawn treatments section above.
To the maximum extent permitted by law, any liability related to a service is limited to the amount paid for the specific service giving rise to the claim.
